The sites second building phase begins spring/summer 2021

A very rare opportunity to acquire one of a limited number of self-build ‘residential building plots’ occupying a peaceful semi-rural setting in the outskirts of one of County Durham’s most improved villages. With rolling open farmland to the south of the development, it combines ease of access to the country, with equal ease of access to Durham City via the A181 (6 miles), Peterlee (7 miles), as well as the A19 interchange at Wingate (4 miles) and the A1 interchange at Bowburn (6 miles) – an ideal commuter base.

Outline planning permission has been granted by Durham County Council for the erection of individual self-build plots on each of the sites. Plot buyers will be responsible for securing detailed planning permission and building regulation approval for their chosen plot. You can find out more information through the council (Application Number: DM/17/01959/OU7)


All services are to be laid to the site. The roads, footpaths, drains, and streetlights are to be adopted by the local authority upon completion of the full scheme. The site is still in development & we work with various builders, bricklayers and are more than happy to assist you throughout the various stages of your development.

The plot

The plot sizes given are approximate and have been scaled off the plans provided. Actual plot sizes and boundary positions may vary slightly. Plot purchasers will be given the opportunity of seeing their chosen plot marked out with actual boundary positions, and will be required to confirm their acceptability prior to exchange of contracts.

A non-refundable reservation fee of £2,000 will be payable on each plot, reserving the site for a period of 16 weeks to allow buyers to obtain planning permission prior to legal completion. Reservations will only be accepted from those who are in a position to proceed (i.e with cash or access to mortgage funds for land acquisition prior to the sale of their existing property)
